Gas Safety Certificates CP12
A CP12/Gas Safety Check is carried out to check that the landlord’s (or homeowner’s) gas appliances and pipework in the property comply with gas safety requirements.
Landlords are legally required to have a CP12 carried out every 12 months. Homeowners are not legally required to have a CP12 annually, but it’s strongly recommended.
Among the checks carried out, the engineer will:
- Check that the appliances, installations, and fittings are safe and compliant.
- Check all gas appliances and accessible gas pipework, connections, and visible pipework.
- Check carbon monoxide (CO) alarms, if fitted, to confirm they are in working order and within their service life.
- Carry out leak checks on the gas pipework and connections.
- Inspect flues and ventilation.
- Confirm all safety devices are operating correctly.
- Record the results on your CP12 / Gas Safety Certificate.

Boiler Service
A boiler service helps your boiler run safely, efficiently, and reliably.
Most manufacturer warranties require regular annual servicing to keep the warranty cover valid.
Key service checks may include:
- Checking boiler & flue condition
- Clearing and inspecting the condensate trap
- Cleaning filters (where fitted)
- Removing debris from inside the boiler (as required)
- Check for water leaks
- Check for gas leaks
- Inspecting combustion air and flue integrity
- Checking boiler operation, including safety cut-outs
- Carrying out a flame/combustion check (where applicable)
- Pressurising the boiler to the correct level (if required)

Note: This is for a basic boiler service. If you require deeper work or a full strip down boiler service contact us. Alternately you can contact the boiler manufacturer or check the Boiler’s Manuel. Usually, a full strip-down is not necessary every year for most domestic boilers.

A magnetic filter can help improve the cleanliness and reliability of a central heating system by removing magnetic debris from the circulating water.
Main benefits:
Reduces sludge build-up: Helps capture magnetic particles to keep the system cleaner.
Supports efficient heat transfer: Cleaner pipework and radiators can help the system heat more effectively.
Helps protect the boiler and components: Reduced debris circulation can lower the risk of issues caused by contamination and wear.
Improves system stability: Can help circulation run more consistently, which may reduce problems such as uneven heating or noise.
May reduce maintenance and repairs: Less build-up can mean fewer call-outs over time.
For best results, use it alongside appropriate system inhibitor and a suitable cleaning/servicing approach.

System Inhibitor
A system inhibitor helps protect a central heating system by treating the circulating water to reduce corrosion and scale formation inside the boiler and pipework.
Main benefits:
Reduces corrosion: Helps protect metal components (such as the boiler heat exchanger) from rusting and internal wear.
Limits limescale/scale build-up: Helps prevent mineral deposits that can affect heat transfer and efficiency.
Improves long-term reliability: By reducing harmful chemical effects in the water, it can help the system run more consistently.
Works with filtration/cleaning: Inhibitor helps prevent new contamination from forming after the system has been cleaned, while a magnetic filter can help remove existing debris.
For best results, inhibitor should be added at the correct dose for your system and maintained according to the manufacturer/installer guidance, and the boiler should be serviced regularly.

Carbon Monoxide (CO) & Fire Alarms
We can install CO or Fire alarms at your request if there are insufficient alarms at the property.
For Landlords:
CO alarms should be fitted in rooms used wholly or partly as living accommodation where the Smoke and Carbon Monoxide Alarm Regulations 2015 (England) require them. For example, where the room contains a fixed combustion appliance (including a gas boiler or fireplace), and excluding gas cookers.
Landlords must ensure these alarms are installed and kept in working order during the tenancy.
For Homeowners:
For an owner-occupied home that isn’t being rented out, there’s typically no universal legal requirement to fit carbon monoxide (CO) alarms or fire alarms, although they’re strongly recommended for safety. Especially if you have a gas boiler or a fireplace.
